Seeking Management Services


If your rental property is already tenant occupied, our property manager will call and make an appointment to meet your current tenant and become familiar with your rental property. Our property manager will explain the management changes and make sure your tenant knows the new procedures for paying rent, conducting inspections and contacting our 24 hour emergency system. We can also determine if the tenants have any legitimate problems or complaints regarding your rental property and work to correct those issues.

If you have vacant rental property, our property manager will walk through your property to evaluate its condition, give you an estimate of potential rent and take photos for flyers and internet advertising. Once we complete the property management agreement, advertising your vacant rental property will begin.

Advertising Vacant Rental Properties


We advertise your vacant rental property with the local newspaper, our Coldwell Banker Reeves website, a multiple listing internet service which is accessible to all members of the Franklin County Board of Realtors, www.realtor.com and through word of mouth. Our nationally recognized real estate agency receives calls almost daily from those inquiring about rental property. Our goal is to obtain the most qualified rental prospect for your rental property.

Changing Management Companies


You may already own rental property in this area and have decided to change management companies. If this is the case, our property manager will send you the proper forms to sign and forward a letter to your tenants and prior management company. This letter will inform them of your decision to change companies and hire Coldwell Banker Reeves Property Management Department for your management needs. It will also give details to your prior management company explaining where they may send your file, keys, security deposits and pre-paid rent. Our property manager will then follow up with your tenants to explain the management changes and make sure your tenant knows the new procedures for paying rent, conducting inspections and contacting our 24 hour emergency system. We can also determine if the tenants have any legitimate problems or complaints regarding your rental property and work to correct those outstanding issues. If your tenants are behind in their rental payments, we will work to collect all back payments and get them on the right track to paying in a timely manner. If necessary our office can deal with non-paying or problem tenants through negotiation, or as a last result, eviction.
